Beartooth Ranch and Land is proud to offer the historically renowned YU Ranch. Truly a vision of the old west, the YU is located on the beautiful Greybull River, 13 miles from Meeteetse and about 30 miles south of Cody, Wyoming. The Greybull River runs through the ranch for 4 +/- miles. It is 20-30 yards wide and there are many warm springs that contribute to the course throughout the YU bottomland. Cottonwood groves and willows along the river provide excellent habitat for upland game birds, turkey, ducks, geese, mule and whitetail deer, elk and even the occasional moose. Antelope are plentiful on the rangeland. The owner has been an excellent conservator, allowing only minimal grazing and thus has provided a haven for the many diverse wildlife species that inhabit Wyoming. The YU is very private though easily accessed by a paved County Road. The ranch provides a fabulous home base for enjoying the abundant recreational opportunities of this unique area. Fishing, hiking, biking, horseback riding, camping, cross country and downhill skiing, kayaking, water skiing, boating, and hunting are just a few of the activities that the locals enjoy. The historic communities of Meeteetse and Cody are steeped in legend and history, harking to the days of Buffalo Bill and Butch Cassidy. The YU Ranch has long been a landmark. It was first established in 1883 by Joseph. M. Carey, the first United States Senator from Wyoming. The town of Cody offers a world class museum complex which brings many cultural activities to the area and a tourism industry that supports several fine local restaurants. |

Land The total acreage offered in this sale is 52,441 +/- acres comprised of the following: 8,567 +/- deeded acres, including 2,000 +/- acres of irrigated hay ground and river bottom with four+/- milesof both sides of the Greybull River. The balance is 6,567 +/- deeded acres of rangeland, dotted with massive sandstone outcroppings, juniper and sage. 14,000 +/- acres of The Federal Bureau of Land Management (BLM) lease on the YU Bench area, which is located northeast of the ranch. The lease runs May through October and allows 1,185 animal units per month (AUMs). 21,000 +/- acres of leased ground (State and BLM combined) in the 15 Mile area located southeast of the ranch. The BLM allotment is for grazing 3,073 head of sheep from November 1 though March 31. The current owner of the YU does not run sheep so this area has not been grazed for the last five years. 8,875 +/- leased acres to the southeast in the Fifteen Mile area shared with the Renner Ranch. | Water Rights The YU has the best water rights on the Greybull River, including the number one water right, dated Territorial 1885, which provides for nearly 10 cubic feet per second of irrigation water. There are additional rights for 4 cubic feet per second and .44 cubic feet per second out of the Greybull River. There is a total of 1,561 acre feet of storage water rights that run with the land divided between the Lower Sunshine Reservoir, Upper Sunshine Reservoir, and the Roach Gulch Reservoir. | Operations The present owner leases the ranch to Cook Farms for approximately $90,000 each year. An agreement for grazing horses on the property fluctuates monthly with the number of animals. All river bottom acreage has been reserved for wildlife and no hunting or fishing rights have been sold on the entire ranch. Presently the Lessee has only 600 +/- acres under irrigation and produces approximately three to five thousand tons of premium Timothy hay which sells for $100 to $120 per ton. Barley fields produce about 100 bushels per acre and bean crop yields about one ton per acre. |

Fishing The YU ranch offers 4 +/- miles of both sides of the Greybull river as a private fishery. In addition, there are two stocked trout ponds and numerous springs. Cutthroat, Rainbow, Brook, and Brown trout exist in large quantities varying from 12 to 24 inches in size with typical catch expectations ranging from five to twelve landed per hour. Hunting Wildlife flourishes on the YU Ranch. Superb upland bird hunting abounds with habitat nurtured by unharvested oat fields and seclusion. Cattail reeds provide winter coverage for the many pheasants. The sagebrush range supplies native environment for Sharptail grouse and prairie chicken. Wild turkeys, Sandhill Cranes, eagles and hawks are plentiful. Waterfowl numbers are extensive. The ranch's many warm springs attract ducks and geese in record numbers even throughout the winter. Duck's Unlimited has shown interest in a sanctuary easement on part of the ranch. |

| Hunting opportunities for large game extend from rich fertile river bottom to juniper canyons and sage covered hills. Antelope, trophy mule and whitetail deer, elk, and moose reside on the ranch. The YU has not been hunted in six years and the river bottom has remain relatively undisturbed, which has allowed for many bucks to mature to world-class trophy quality. |
